Homes on Pensacola Beach offer the utmost in waterfront living. Homes are situated on either side of Santa Rosa Island, facing either the Gulf of Mexico, Santa Rosa Sound or Little Sabine Bay. Homes to the south of Via de Luna Dr. and Ft. Pickens Rd. are typically oriented to face south to the Gulf of Mexico and the beach. Homes to the north of the main thoroughfares are typically facing the sound side which is more protected from the wind, and offers more sheltered water where one may be able to dock a boat. Pensacola Beach offers great public access to its beaches with boardwalks to the beach and sound. There are some gated subdivisions and communities which offer private beach walkways to the residents as well as boat docks to the waterway. Direct Gulf front homes can run in the multi-millions, such as those in the subdivisions of Calle Hermosa and Villa Segunda. You'll also find luxury Gulf front condos on Pensacola Beach, such as Beach Club Towers, Portofino Island Resort and The Verandas.
To the east on Santa Rosa Island is Navarre Beach, with luxury homes and condos directly on the Gulf of Mexico, and residential homes directly on the Santa Rosa Sound. High-rise condos offer views of the Gulf to the south and Sound to the north. There is great public access to the Gulf on Navarre Beach with boardwalks over the dunes. The communities of By the Sea and Grande Navarre offer beautiful single family homes. Condos are another option for year round residents or those looking for a rental investment property or second home. There are high rise condos with spectacular views and Gulf front access at Belle Mer Condominium, The Pearl of Navarre Beach, Beach Colony Resort and the Inn at Summerwind to name a few.
