East Pensacola Heights is a coveted historic neighborhood nestled between Pensacola Bay and Bayou Texar, just a stone’s throw away from all things downtown Pensacola. It is thought to be the first European settlement in North America.
Walking the streets of the neighborhood, you will find Craftsman cottages built in the 1920s with a mix of new construction emulating the same coastal architectural style. Live Oak tree limbs with Spanish moss drape the streets and cast dappled light. Views of the bay and bayou remind you that you are in a coastal Florida town. Wildlife is at your doorstep with osprey soaring, mullet jumping and dolphin feeding. The various sea birds make it a birder’s paradise. It is a small pocket neighborhood, often overlooked and known only by the locals.
There are plenty of casual restaurants within walking distance. “Restaurant Row” offers deli and pizza options, gourmet grab and go, a good old fashioned diner, cafe dining, coffee shops and a couple of great pubs. Everything is at your fingertips from grocery and clothing stores to yoga studio and spa. Except for hitting the beach one doesn’t need to leave the neighborhood.
The real estate market is hopping in East Pensacola Heights. Many of the older homes are getting needed renovations and additions to make them more attractive to today’s lifestyle. Some properties are being torn down to make way for larger or more efficient new construction. Builders and homeowners alike are keeping designs to the aesthetic look and feel of the neighborhood. There are signs of construction at every turn. The neighborhood is being revitalized.
Due to East Pensacola Heights being such a desirable little niche market, real estate opportunities don’t come up often. It pays to work with a real estate expert in the neighborhood – it happens to be where I live, work and play.
