Over the last 20 years, I have focused on the real estate market in the greater Pensacola area. I have seen many trends, especially in the East Hill and downtown Pensacola neighborhoods. At times buyers have desired older homes that they could renovate and restore to their former glory, maybe capturing the romance of a bygone era. The Historic North Hill and Old East Hill neighborhoods are great examples of this. There has been appreciation for the quality of construction and lumber found in the older homes, and restoration of these homes with modern appeal and functionality.
Trends have shifted from the Craftsman style to mid-century modern with a coastal flare. In recent years, home buyers have been seeking new construction that is reminiscent of the style and character of the 1920’s homes with the efficiency and comforts that a new home offers; a blend of the old and new as we see so much of in the East Hill and East Pensacola Heights neighborhoods today. High ceilings, wood floors, farmhouse sinks and distressed wood and brick accents, wide baseboards and molding, front porches and overhanging soffits, the features we like in classic early 20th century design all found in some of today’s new construction.
Today’s new construction can be efficient with geothermal HVAC systems, closed cell foam insulation and impact glass windows, reducing utility bills and insurance costs. Maintenance can be reduced with the use of modern materials. All good things to consider when purchasing a home with busy lives and schedules.
