Pensacola 32503 Real Estate Market Update – August 2026
The August numbers are in for Pensacola’s 32503 ZIP code, home to East Hill and several of Pensacola’s most sought-after established neighborhoods.
The market continues to show an interesting balance. Only 18 single-family homes closed during August, down 42% from a year ago, while total sales volume fell 37% to approximately $8.5 million.
But despite the slower pace of sales, home values are holding remarkably steady. The median sale price for August was $426,200 — up slightly, 0.3%, from a year ago.
Inventory also tightened. There were 139 active listings, 14% fewer than last August, and just 45 new listings came to market during the month, down 20%.
One number worth watching is pending sales. Thirty-seven homes went under contract in August, up 16% year over year, suggesting buyer activity remained healthy heading into the fall market.
What does this mean for 32503 homeowners?
The headline isn't simply that fewer homes are selling. Fewer homes are coming onto the market as well, while prices have remained resilient and pending activity has increased.
For sellers, that means well-positioned homes — particularly those with desirable locations, architectural character, thoughtful updates or other hard-to-replicate features — can still stand out.
For buyers, there may be more negotiating opportunity than during the frenzied markets of several years ago, but desirable homes in neighborhoods such as East Hill, East Pensacola Heights and surrounding 32503 areas can still attract serious interest.
