As we move deeper into the spring market, I want to share a quick snapshot of what’s happening right now in the Greater Pensacola real estate market — because all real estate is local, and what you’re hearing nationally doesn’t always reflect what’s happening here at home.
Here are the key trends I’m seeing:
1. Inventory Is Remaining Neutral — Buyers Have More Options Than Previous Years
There is an increase in available homes across Pensacola, Pace, Gulf Breeze, and surrounding areas compared to recent years. That means buyers have more breathing room and fewer multiple-offer situations than in past years. It’s not a “buyer’s market,” but it is more balanced — and that creates opportunity.
2. Pricing Is Stabilizing (With Strong Pockets of Demand)
Well-priced homes in desirable neighborhoods like East Hill, Downtown, and Gulf Breeze are still attracting serious buyers. The difference now? Pricing strategy matters more than ever. The days of “list it high and wait” are largely behind us.
3. New Construction Is Competing Hard
Builders are offering incentives — rate buy-downs, closing cost assistance, upgrades — and that’s influencing resale activity. Sellers need to understand the competition. Buyers need to compare long-term value, not just upfront perks.
4. Interest Rates Are Holding Steady
Rates remain higher than the historic lows of a few years ago, but they are actually hovering around a three-year average low. This past week in particular they dropped into the 5% - 6% range for 30 year fixed conventional mortgages with good credit which hasn't been seen for a very long time. Buyers are adjusting, and many are choosing to move forward now rather than wait for perfect conditions.
5. Cancellations Are Up — Preparation Matters
Across our area, brokers are experiencing more contract cancellations than in recent years. Buyers are cautious. That means strong pre-qualification, realistic expectations, and experienced negotiation are critical to getting to the closing table.
