Key Market Stats (Greater Downtown Pensacola Area – 3/1/2026 through today):

  • 142 new listings have come on the market
  • 68 homes are currently under contract or pending
  • 91 properties have closed since the beginning of March
  • Median list price: $489,900
  • Average days on market: 47 days
  • Current active inventory: 124 homes

These numbers come directly from the latest Pensacola MLS pull I ran for our specific neighborhoods.

What does this mean for you? The market remains steady and healthy — not the wild frenzy of a few years ago, but still solid for well-prepared homes in our historic districts and waterfront areas. Buyers are actively searching for that classic East Hill bungalow, a charming North Hill renovation, a Downtown properties with views, or a waterfront gem in East Pensacola Heights. Sellers who price competitively and present their homes beautifully are seeing good interest, with some properties moving quickly.
