The latest Pensacola Association of REALTORS® market statistics for May 2026 have been released, and while the numbers provide valuable insight into overall market trends, what we're experiencing on the ground often tells a more nuanced story.

May 2026 Market Snapshot

• Year-to-date sales have reached 3,880 transactions, an increase of 7.9% compared to the same period in 2025.

• Total sales in May increased 4.9% over April and were essentially flat compared to May of last year.

• New residential listings surged 43% compared to May 2025.

• New condominium listings increased an impressive 45% year-over-year.

• Pending sales rose 4% compared to May 2025 but were down slightly from April.

What This Means for Buyers

Inventory is growing, giving buyers more choices than they've had in recent years. The dramatic increase in new listings means buyers can be more selective and take the time to compare properties, neighborhoods, and value.

However, buyers should not mistake increased inventory for a slow market. The best homes—those that are properly priced, well-presented, and located in desirable areas—are often selling very quickly, sometimes receiving multiple offers within days of hitting the market.

The average difference between asking and selling price is within a couple of percentage points, and in our downtown market many recent sales are over asking price.

If you've been waiting for more options, they're finally arriving. But when the right property appears, hesitation can still be costly.

The market remains healthy, but strategy matters more than ever.

The data suggests a more balanced market with increasing inventory, yet many sellers are surprised to see how differently individual properties perform. Some homes attract immediate attention and strong offers, while others sit on the market with little activity.

Once a property sits unsold for several weeks, it frequently becomes more challenging to sell. Sellers often find themselves making dramatic price reductions later that could have been avoided with stronger positioning from the start.

Pensacola remains an active and healthy real estate market. Sales are up, pending transactions remain strong, and buyers are still purchasing homes every day.

But we're no longer in a market where simply putting a sign in the yard guarantees success.

For sellers, pricing correctly from day one has never been more important.

For buyers, opportunities are increasing, but the best properties still command immediate attention.
